  • We monitor the market every day.

    We’re watching all the time for properties that fit our focus.

    We maintain relationships with listing agents across the country to make sure we are in a position to be in the hunt for quality properties coming to the market.

  • We undertake desktop audits of all vendor provided materials and conduct our own comprehensive documentary reviews relating to a property. We will commission independent legal reviews of contracts and titles, examine current and historical operating and other costs, and review local council imposed regulation and obligation.

    Site visits are required to fully investigate the features of the property and better identify certain risks and rewards a property may offer members.

    Some of the site visits will involve attendance by specialists able to advise on the soundness of any structures on the property and any such other reports on which members may wish to rely.

  • Highly caveated presentation of possible interest given alignment with the platform’s focus.

    Framing terms sufficient to warrant an approach to members.

  • For properties that seem to present the sort of potential we seek, we need to assess how interested the membership is in acquiring the subject property.

    We prepare a member information pack that allows for the membership to form their views about the opportunity and the associated costs and possible returns.

    It is at this stage that we seek “soft commitments” from members using the secure Investor Portal.

    The soft commitment functionality of the portal allows us to gauge the likelihood that if we were to agree terms with a vendor, sufficient members will subscribe for an interest in the property.

    Soft commitments are a non-binding but essential expression of interest by members.

  • Based on there being sufficient member interest we seek to agree terms with the vendor - subject to finance (member capital raise) and any mandatory conditions precedent to a concluded transaction.

  • Vendor agrees or not

  • Based on the vendor’s agreement to sell, we establish the acquisition entity and commence the member capital raise via the secure Investor Portal.

    Members wishing to subscribe will transfer funds to the escrow agent’s account. Where available members will be also presented with the opportunity to access finance for their investment.

    Where the required amount of funds is not achieved by whatever deadline has been set, unless all parties agree to its extension the offer will be withdrawn, and the investor funds net of any charges levied will be returned to make investors whole.
